Who are the promoters of the Project?

Mr. Gajanan Mante and Mr. Sadanand Patil are the promoters of Apratim Group which is developing Lake City, Apratim Group has successfully developed projects in Pune, Aurangabad and Nanded ( around 5 lakh sq. ft.)s

Where is the Project?

Lake City is being developed on the Khopoli - Pali Highway and centrally located between Mumbai & Pune. It is easily accessed via Mumbai -Pune Expressway and Mumbai - Goa Expressway. Work to widen the Khopoli- Pali State Highway to National Highway 548A has already commenced and slated to be completed before 2019. Lake City is conveniently connected from Mumbai (Bandra) - 100 kms, Expressway (Khalapur Toll Plaza) - 26 kms, Panvel - 50 kms, Pali - 6 kms, Lonavala 48 kms, alibag 60kms and Pune (Baner) - 103 kms.

What is the status of approvals and current development progress?

Lake City is envisaged to be developed on 100 acres and has been converted to N.A under N.A. Order No. : मशा/एल.एन.ए.१(ब)/एस.आर.१०/२०१६ dated 03-06-2016. Currently we are developing around 20 acres consisting of three phases. The first phase of 92 villas (RERA Registration No. P52000001648 ) is already in progress with 100% plinth completed of 92 villas, RCC completed of 50 villas, and column completed of 92 villas.

What is the Project offering?

Lake City offers 1 bed room, 2 bed room and 3 bed room villas.

Is it ownership?

Yes. It is ownership.

What is the time period of Possession?

Possession date is June 2019.

Is the Project approved by banks for loan?

Yes. The Project has been approved by the following banks for availing home loans.
1) State Bank of India vide APF No. : MUM 1480402858 (28-12-16)
2) Indian Bank, Pune vide APF No. : 78-2016/2017 (25-01-17)
3) HDFC Bank vide APF No. : P1063807 (05-10-17) and
4) DHFL vide APF No. : KHO-8678-09-16 (24-09-16)

Is the Villa furnished?

Yes. It is fully furnished including fixed & loose furniture along with white goods. (This is optional)

Can I rent it to outsiders and is there a revenue plan on offer?

You can rent it to your customers with prior information to ensure security concerns. In the case you rent your villas, a facilitation fee of Rs. 500.00 per night will be payable to the society. We are in talks with multiple agencies to explore the possibility of generating revenue for every villa owner.

What will be the maintenance cost?

A corpus of Rs. 2.5 lakhs per villa for the 1 bedroom is being set aside to ensure that the maintenance for the first 5 years. The same will be transferred after deducting shortfalls, if any, to the society after 5 years. Thereafter it is expected to be around Rs. 4-5 per sq. ft. of the Villa area.

What will be the cost for internal maintenance and gardening?

We will provide suitable personnel for both the services at an affordable cost.

What are the other common amenities offered?

Do you have options for food & beverage?

Yes. There will be a cafe in the clubhouse and a fine dining vegetarian restaurant with a capacity of around 150 people. The construction of the restaurant is already in progress and will be completed by Dec 18.

Can we sell our property and what will be the transfer charge?

Yes. You can sell your property any time you want. The transfer charges payable to the society will be Rs. 11000.00

What is the Payment Plan?

The payment plan strictly adheres to RERA guidelines.
At the time of booking (10%)
After registration of Agreement for Sale (20%) After completion of plinth of the said unit (15%) After completion of RCC work (25%)
After completion of brick work & plaster (15%) After completion of coloring & flooring (10%) At the time of Possession/completion (5%)

What will be the electricity charges?

You will have your own meter and charged on actual consumption as per MSEB rates.

Is there a DG back up?

There is DG back up for common area.

Are we allowed to do internal changes and is there an option to buy it without furniture?

No. you cannot do any changes during the period of construction. Fully furnished is optional.

Is it wi-fi enabled?

Yes.

What are the security arrangements?

Round the clock security personnel will be provided with CCTV cameras in all common areas.

What is the availability of personnel for utilities?

An electrician and a plumber will always be available on call in normal working hours.

What is the availability of doctor and medicinal facilities?

A Doctor will be available 24x7 on call and the nearest hospital is at Pali which is around 6 kms (10 min) from Lake City.

Do you have a 24 hour water supply?

Yes. Water is available for 24 hours.

Is there a referral program?

Yes. We are offering very interesting and lucrative incentives on referrals and subsequent conversions
